Case History: The Little Nell Hotel, Aspen, CO. (Owned by Aspen Ski Co.)
Aspen Colorado, located high in the Rocky Mountains, (elev. 7908) is the 53rd largest city in Colorado. Located 200 miles southwest of Denver and 130 miles east of Grand Junction, Aspen is in the middle of the White River National Forest and surrounded on three sides by Aspen Mountain, Red Mountain and Smuggler Mountain. It was founded in 1880 and incorporated in 1881. Aspen is world renowned as a winter and summer resort. The Little Nell Hotel is the most extravagant hotel that Aspen has to offer for its high profile wealthy clientele. The Little Nell has 92 five star rooms available. Room prices reach $5000 per night during the busy ski season. From movie stars to rock stars to dot com executives, this hotel offers only the finest of creature comforts for its guests. When the roof leaks in a $5000 per night suite, the engineering department wasted no time in specifying the most high performance roofing system they could find. Kohls Foam Systems along with Jim Andersen of BASF Foam Enterprises worked with the Chief Engineer for Aspen Ski Co., owners of the hotel, to specify a retrofit SPF roofing system that would keep the hotel dry and problem free into the future. According to Chief Engineer Gerald Helms, "I have had experience with SPF roofing systems in Arizona and I believe this is the only system that will perform in our environment over the long term." Aspen Colorado presents plenty of challenges for roofing contractors. From unpredictable weather to city construction and noise ordinances, contractors must be ever vigilant to successfully complete a project in this beautiful city. Kohls Foam Systems used two of its four portable Gusmer SPF rigs to tackle the 15,000 square foot facility. With over 250 roof protrusions, attention to detail was of the utmost importance. Protecting the interior of the most expensive hotel in town was also critically important. Each day, care was taken to ensure the water cutoffs were in place in case rain storms developed suddenly. Aspen's weather is very difficult to predict as the high peaks have a way of cutting off some storm clouds and channeling them through different valleys while other higher weather systems will follow a path directly over the city. The cool high mountain air and snow covered peaks are the birthing place of many of Colorado's front- range weather systems. Rain and snow can pop up in the Aspen area at a moments notice leaving the roofing contractors scrambling to install water cutoffs. Scope Of Work:
