Ask the Expert: Q: When do I know my roof needs to be replaced?

A: There are many signs that will tell you when your roof is no longer viable and needs replacement. Different types of roofing systems show different characteristics of aging and failure.

BUR and GBUR exhibit a cracking phenomenon that is due to the roof components losing the oils that keep them flexible. As the oils gradually migrate out of the system it becomes brittle and cracks occur. These cracks lead to leaks and roof failure. Replacement is then needed or an overlay with a light weight re-roofs option like sprayed polyurethane foam.

EPDM and other single ply systems typically show signs of shrinking. The membrane begins to tighten and pull away from parapet walls and protrusions. Eventually the membrane tears and leaks develop. Water migration can ruin the substrate material. When any roof becomes saturated it is in need of a complete tear off down to a dry deck.

With early detection of roof aging signs you can extend the life of your roof and avoid costly tear off expenses. By covering your existing roof with a light weight SPF system you virtually put the roof to sleep and stop the degradation caused by UV light and weather extremes.
